I can provide either a landlord’s or homeowners gas safety certificate dependent on your requirements.
As a landlord, you're responsible for the safety of your tenants. Your duties apply to appliances & flues in occupied residential properties. You must ensure that appliances are working correctly and guard against the dangers of carbon monoxide.
I carry out the full gas safety checks on all gas appliances and issue either a “Landlord's Gas Safety Certificate” (CP12) or a Gas Safety Inspection Certificate” (CP4). A copy of CP12 certificates must be presented to new or existing tenants in rented accommodation and copies stored for at least two years.
